Three homes contracted and one sold in November after not seeing a closing for two months. After a 16-month trend of rising Available Inventory, that metric has dropped from 29 homes for sale to 19 in just five months.
The single condo sale in the Town of Telluride in November brought the Total Number of Sales to 40 for the segment during the first eleven months of this year.
In the Mountain Village single family home market there was only one sale and home to contract in the last two months. Six homes came on the market during October and November increasing Available Inventory back up to 23 homes for the first time in four months.
The Mountain Village condo segment continues to be one of the most liquid segments in the region especially given the declining Available Inventory. Segment performance slowed somewhat in November with only 3 sales compared to 9 sales in November of 2022. The downward trend in Available Inventory has not increased the Average Sales Price year over year yet but has ticked up the average price per square foot.
